The India Building features two open-air atriums spanning eight levels. The windows within the atriums require regular cleaning and maintenance, but conventional access methods were not feasible.
Overbury contacted MCL to provide an innovative access solution for this challenge. The design needed to address several issues: the building’s listed status, restrictions on penetrating the roof covering, the low load-bearing capacity of the roof, and the presence of extensive plant and ducting on the roof.
Solutions
MCL conducted a site visit and developed a concept design for a rope access rail system for both open-air atriums. This solution ensures safe and effective maintenance of the atrium windows while respecting the building’s structural and historical constraints. One of the biggest issues the client had resolved was how to access both open-air atriums safely. MCL successfully overcame all the initial challenges presented by the roof, including its listed status, low load-bearing capacity, and the extensive plant and ducting.
Result
MCL designed and installed a user-friendly rope access rail system with a low maintenance schedule. This innovative solution allows the client to safely and efficiently access every part of both open-air atriums for any type of cleaning and maintenance work.
The client now benefits from a compliant system that ensures safety and ease of use. This solution not only meets regulatory requirements but also enhances the overall functionality and maintenance efficiency of the atrium spaces.
